Buying your home – Conveyancing
Be it your first home, or your third, Buying a home can be an expensive and intimidating effort. The conveyancing service we offer is here to support you, provide security and make buying your new home easier throughout. You are always welcome to visit us in person to instruct us, but we can take instructions from you via telephone or online also.
Once we have received your instruction, we will:
- Answer all questions or concerns you might have. We’ll make sure you are fully informed and secure in your decision.
- Carry out any initial searches you would like completed.
- Receive and review the draft contract. Highlighting any enquiries we feel require further explanation.
- Carry out further searches we feel are needed or you have requested until we, and you, are completely satisfied to proceed.
- We’ll prepare a report on your future property, as well as send over your mortgage offer. Highlighting the total amount due from you.
- When you are happy to proceed ahead, we’ll arrange for you to sign the paperwork and send 10% of the purchase price as a deposit from you upon the paperwork being signed.
- Arrange the exchange of contracts (This is when the completion and transaction dates become legally binding).
- Transfer the funds to the seller’s solicitor, once the seller’s solicitor has released the funds to their client you are able to collect your keys from the estate agents.
Then we can congratulate you on your new home! Only one last step for you to do... Invite us to the housewarming party!
If you do have another property you need to sell in order to fund the purchase, you can instruct us for both the sale and purchase in a chain transaction.

We do all of our conveyancing with a fixed fee that is agreed before we start any work. This is so that you have peace of mind on all charges and there won't be any escalating and unexpected bills.
