Buying your home – Conveyancing

Be it your first home, or your third, Buying a home can be an expensive and intimidating effort. The conveyancing service we offer is here to support you, provide security and make buying your new home easier throughout. You are always welcome to visit us in person to instruct us, but we can take instructions from you via telephone or online also.

Once we have received your instruction, we will:

• Answer all questions or concerns you might have. We’ll make sure you are fully informed and secure in your decision.
• Carry out any initial searches you would like completed.
• Receive and review the draft contract. Highlighting any enquiries we feel require further explanation.
• Carry out further searches we feel are needed or you have requested until we, and you, are completely satisfied to proceed.
• We’ll prepare a report on your future property, as well as send over your mortgage offer. Highlighting the total amount due from you.
• When you are happy to proceed ahead, we’ll arrange for you to sign the paperwork and send 10% of the purchase price as a deposit from you upon the paperwork being signed.
• Arrange the exchange of contracts (This is when the completion and transaction dates become legally binding).
• Transfer the funds to the seller’s solicitor, once the seller’s solicitor has released the funds to their client you are able to collect your keys from the estate agents.

If you do have another property you need to sell in order to fund the purchase, you can instruct us for both the sale and purchase in a chain transaction.

Property sales.

Selling your home – Conveyancing

Whether you’re selling your home because you require a larger family residence, downsizing because you would like to free up some funds to enjoy your life with or maybe moving on to pastures green and new. We offer a conveyancing service to support you throughout this process and help make the journey that little bit lighter for you.

You are always welcome to visit us in person if you would like to in order to instruct us, but, if you do prefer, we can take instruction from you via telephone or online also.

Once we have received your instruction, we will:

• Answer any and all questions or concerns you might have. We’ll make sure you are fully informed and secure in your decision.
• Liaise with your mortgage lender, obtain your current title deeds and find out what the remaining balance to be paid is as well as complete all necessary searches on the Land Registry for electronic deeds.
• Draft the contract on your behalf for the sale of your property and send this over to the buyer’s solicitor directly, as well as the Land Registry search results and all other relevant documentation
• Work with you to resolve any follow up questions the buyer’s solicitor may have after they’ve reviewed the contract and relevant paperwork.
• Agree a completion date with both you, and the buyer, Once the paperwork has been signed. The buyer will transfer their solicitor the deposit for their new property (usually 10% of the full sale price)
• Once we have exchanged the contracts, the transaction & completion date become legally binding. We will obtain the deposit from the buyer’s solicitor and contact your mortgage lender for a final redemption statement
• You’ll need to hand your keys in to the estate agent to look after for the buyer. While we repay your existing mortgage fees, settle the sale proceeds and then transfer the remaining balance over to yourself.

Once you have received your funds the buyer is able to collect the keys to their new home and the selling process is complete!
